If I’m remembering right, the floor mass category in BEopt is used to specify floor materials that sit on top of the subfloor material (not including carpet).  However, I think the way it’s currently described in BEopt 2 may leave some people wondering whether they should specify the subfloor material properties:

“Top layer (other than carpet) of floor in conditioned spaces, with the exception of foundation slabs.”
If I’m right about the fact that BEopt is modeling the subfloor behind the scenes, then I suggest changing to:
“Top layer (other than carpet) of floor in conditioned spaces, with the exception of foundation slabs.  For houses with carpet directly on top of the subfloor, create and select an option with each material property set to 0.”
Alternatively, future versions of BEopt could include a “None” option and say “For houses with carpet directly on top of the subfloor, select ‘None’.”

On a related, but minor note:  for newer homes, it’s likely that there would be floor area covered by carpet with no mass underneath and floor area covered by mass only.  I’m not sure how one would model this, because doesn’t BEopt assume the floor mass applies to all floor area?
